Setting Your Listing Price to Sell Your Home Quickly

Home sweet home – that is, until it hits the market.  Then your beloved property becomes just another piece of inventory.  Unfortunately for sellers, your home isn’t as special to buyers as it is to you.  With competition at its peak this time of year, there are many properties vying for the buyer’s attention.

While the temptation is to set the listing price high and gradually lower it, I tell my seller clients not to adopt this strategy.  Research has shown that a properly priced house will ultimately sell closer to their asking price (or above it in multiple offer situations) and those who take reductions will sell at a huge discount.  But what is a seller to do?

Properly price the property for market.  For my sellers, I work up a customized market analysis that shows them what value the current marketplace has for their house.  The definition for market value is what buyers are willing to pay for the property.  Not what you recently got an appraisal for, your mortgage balance, what you need out of it or even the number placed on the house by the tax assessor for taxation purposes.  Those values have nothing to do with market value.
